Below are answers to frequently asked questions regarding the Isle of Catalina neighborhood for both future homeowners and current homeowners.

Future Homeowners:

 

What amenities are available in the neighborhood?

  • At the Isle of Catalina we have quite a few amenities.  For starters we have a Lake House that is available to rent for parties and special occasions.  We also have a resident-only boat ramp for easy access to Clear Lake, beach volleyball court, outdoor covered pavilion with picnic tables, and BBQ grills just to name a few.  We are also within walking distance to Clear Lake Park with a playground, fitness stations, gazebos and pavilions, grills, picnic tables, and a huge paved sidewalk trail for walking or jogging.

 

What utilities are available in the Isle of Catalina?

 

What are the demographics of the neighborhood?

  • The Isle of Catalina neighborhood has a population of around 1,500 people from a variety of backgrounds.  The demographics consist of roughly 50% male and 50% female, with a median age of 38 years old.  Roughly 35% of the households have children.

 

Does the neighborhood have a homeowner’s association?

  • The Isle of Catalina has a HOA consisting of voluntary members elected from the residents.  Please see our Mission / Board page for more information.

 

Are there any restrictions on home exterior modifications?

  • Outside of city and county ordinances, there are no additional restrictions on exterior modifications to your home.

 

What schools are nearby?

  • Elementary, Middle, and High schools are close by the Isle of Catalina neighborhood.  For a list of schools please visit the Schools / Points of Interests page.

 

Are there any nearby shopping centers, restaurants, or entertainment options?

  • The Isle of Catalina neighborhood is centrally located from everything you need.  Grocery stores, shopping plazas, restaurants, and entertainment options are all close by.  For a curated list please visit the Schools / Points of Interests page.

 

Are there any neighborhood events or community gatherings?

  • The Isle of Catalina neighborhood has many events and activities throughout the year.  Some of these include holiday lights decorating contests, potlucks, BBQs at the Lake House, exercise and yoga classes, and many more.

When and where are board meetings?

  • Board meetings are usually held on the first Thursday of the month at 7pm at the Lake House located at 2701 Catalina Drive, Orlando, FL 32805.  Online meetings using Zoom or a similar service are available for individuals who can not attend the board meetings in person.  Please check the calendar for upcoming board meetings and online meeting links.

 

Where can I get information on previous board meetings and minutes, and other documents?

  • Information and documents such as previous board meeting minutes, bylaws, newsletters, financial statements, and more can be found under the “Current Homeowners” section of the website.  You must have an active account and be logged-in to access this area.

 

What is the process for joining the Isle of Catalina’s HOA?

  • If you are interested in volunteering for your neighborhood, we invite you to come to the annual meeting held in April each year.  During this meeting elections are held to vote for new candidates and returning officers.

 

How can I pay my HOA annual dues?

  • Annual assessments are mailed out in the fall and can be paid a variety of ways, including online, in person at a Truist bank, or by check to Vista CAM.  For information on current balances and other questions please contact Vista CAM at:

How do I get a gate key card to access the Lake House grounds and private boat ramp?

  • In order to obtain a gate key card you will need to fill out the Gate Key Card request form located under the “Current Homeowners” section of the website.  You must have an active account and be logged-in to access this area.  *Note: You need to be current on your HOA dues to request a gate key card.

 

Who do I contact if my gate key card is no longer working?

  • If you are having issues with your gate key card you will need to fill out the Gate Key Card form located under the “Current Homeowners” section of the website and specify that your card is no longer working, or reach out to Vista CAM for assistance.  *Note: You need to be current on your HOA dues in order to have your gate key card fixed or reinstated.

How can I rent the Lake House for a party/event?

  • If you are interested in renting the Lake House for your next social gathering, please use the Lake House Rental link located under the “Current Homeowners” section of the website.  You must have an active account and be logged-in to access this area.  *Note: You need to be current on your HOA dues to rent the Lake House.

 

Are there any rules or regulations in regards to building a dock or boat house in the canal of my backyard?

  • Outside of city and county rules and regulations, there are no additional restrictions on building a dock and/or boat house on your canal front.  All required permits must be obtained before construction can begin.

 

Where can I get a HOA approval letter for permits needed for house repairs/modifications?

  • For general house repairs and modifications you can get a HOA approval letter under the Documents area located under the “Current Homeowners” section of the website.  You must have an active account and be logged in to access this area. 

 

How do I access community facilities, such as the Lake House or recreational areas?

  • General access to the Lake House grounds, boat ramp, boat dock, pavilion, picnic tables, and lake front area can be done using your gate card.  Access to the Lake House outside of general neighborhood events requires an official Lake House Rental.  More information on renting the Lake House rental can be found under the “Current Homeowners” section of the website.  You must have an active account and be logged-in to access this area.
